Unutar područja luke otvorene za javni promet (putničke luke) u Puli, a u predjelu lučkog područja sjeverno od Riječkog gata, Davatelj koncesije gradi objekt ZGRADA 1 – prvi u nizu od četiri objekta obuhvaćenih projektom NOVA RIVA koji je osmišljen za približavanje grada njegovoj rivi. Objekt ZGRADA 1 je u završnoj fazi izgradnje. U ZGRADI 1, sa okolišem, predviđeno je obavljanje turističko - ugostiteljske djelatnosti (caffe bar u prizemlju i restoran na prvom katu), odnosno djelatnosti koje su CPV oznakama definirane kao: 55300000-3 – Usluge restorana i posluživanja hrane; i 55410000-7 – Usluge upravljanja barom
