Description
Projektbeschreibung: Bei dem Bauvorhaben handelt es sich um einen Neubau i.S.v. Art. 2 Abs. 3 BayBO. Die maßgebliche Höhe des höchstgelegenen Geschosses beträgt ca. 4,00 m über Geländeoberkante. Gemäß Art. 2 Abs. 3 Nr. 3 BayBO ist das Gebäude in Gebäudeklasse 3 einzuordnen. Es handelt sich zudem nach Art. 2 Abs. 4 Nr. 12 BayBo um einen Sonderbau. Der Neubau besteht aus einem kompakten zweigeschossigen Baukörper. Das Gebäude ist nicht unterkellert. Die Dachausbildung erfolgt als Flachdach mit aufgehender ca. 0,55 m hoher Attika (Rohbaumaß) und außenliegender Entwässerung. Der Rohbau erfolgt in Massivbauweise. Die Gebäudehülle wird als gedämmte, hinterlüftete Vorhangfassade aus Holzwerkstoff hergestellt. Es handelt sich um einen im Grundriss L-förmigen Baukörper. Baukörperabmessungen: 47,7 m x 44,5 m Gebäudehöhe: bis Attika 9,08 m über OKFF EG (Fertigmaß), bis Oberkante der Dachdecke 7,84 m ü OKFF EG (Rohbaumaß).
